I know this... Commerce is good if the roads can handle it and the tax payers are patient. It cracks me up how many parents with 10-year-olds jumping up-and-down about how great Legoland is going to be for their child since by the time it's built their 10-year-old child will be dating. People have no sense of vision or direction.
I bought gasoline at the Shell station in Chester near Lowe's. I love all the commerce in that region. Unfortunately you take your life in your hands when you get on or off the quick way onto that tiny bridge/overpass with all the tractor-trailers trying to get off to go down to the warehouses by Lowes.
So don't promise "how great things are going to be" build the roads first. Then come pitch me on Steve Neuhaus's Magic Kingdom and how much tax money it will generate for all of us after the 30 year tax abatement
